House prices in Switzerland rose nearly 2 percent in 2024

The average cost of buying a house in Switzerland rose by 1,7 percent in 2024, according to new figures from the Federal Statistical Office (FSO).

House prices in Switzerland up 1,7 percent in 2024

The quarterly Residential Property Price Index (IMPI) shows that, in the final quarter of 2024, prices for single-family houses and apartments rose by 1,8 percent compared to the previous quarter (July - September 2024), and by 2,4 percent compared to the same quarter in the previous year.

Price increases for apartments outstripped house price growth, with the cost of buying an apartment rising by 2,3 percent in 2024, while the cost of houses rose by a more moderate 1,1 percent.

Prices rising faster for apartments than houses

According to the FSO, prices for single-family houses rose the most (by 1,0 percent) in suburban areas - municipalities located outside of the major Swiss cities. By contrast, prices for apartments rose the fastest inside major urban agglomerations, where price rises of 4,7 percent were measured.

The Residential Property Price Index, which has been published quarterly since the end of 2020, is based on information from the top 28 mortgage providers in Switzerland. Overall, the data comes from 7.000 property transactions recorded in Switzerland in 2024.
